RAA installs and repairs three flat-roof systems: TPO (single-ply white membrane, energy-efficient and the most common modern choice), modified bitumen (cold-applied, no torch, good for occupied buildings), and torch-down APP/SBS (proven, robust, requires fire-watch protocol). For each, we detail the parapets, scuppers, drains, and penetrations exactly to manufacturer spec.

Which flat-roof system is best for my home?
TPO is the most common modern choice - bright white, energy-efficient, 20-25 year warranty, no fire risk during install. Modified bitumen is similar life but better in retrofit situations where you can't get clean sub-deck. Torch-down is still common on commercial but slowly being phased out residentially.
How long does a TPO roof last?
20-30 years with the heavier mil membranes (60 mil and up), assuming the flashings and penetrations are detailed correctly. Most failures are at the details, not the field membrane.
Is a flat roof actually flat?
No - it should slope at minimum 1/4 inch per foot toward drains. If yours doesn't, we add tapered ISO insulation to build positive slope before the new membrane goes on. Pooling water is the number-one killer of flat roofs.
Do you do commercial flat roofs?
Yes - small commercial properties (under ~10,000 sq ft) along Ventura Blvd, Reseda, and the West Valley. Larger industrial work isn't our specialty.
