For older tile roofs that have leaks but intact tile, we offer a full re-tile service: pull and number the existing tile, replace the underlayment and flashings, then re-lay the original tile. For most well-cared-for tile roofs, this approach gets you another 25-30 years out of the same beautiful tile at roughly two-thirds the cost of full replacement.

How long does a tile roof last?
The tile itself: 50+ years. The underlayment beneath it typically fails first - usually 25-35 years in. That's when we recommend a re-tile (replace underlayment, reuse tile) rather than full replacement.
Concrete or clay tile - which is better?
Clay holds color better over decades and weighs slightly less per square. Concrete is more affordable, available in more profiles, and slightly more impact-resistant. For most LA homes, either works; the architecture usually decides.
Can you match my existing tile for repairs?
Usually yes. We maintain a salvage tile yard with most common LA profiles and colors. For obsolete tile we pull from the rear roof plane and use new tile in less-visible spots.
Will my framing handle the weight of tile?
Most LA homes built after the late 1980s are framed for tile. Older homes with shingle originally may need a structural review - we coordinate with structural engineers when an upgrade triggers it.
