Most roof inspections are five-minute walkarounds with a phone camera, designed to push a sale. Ours aren't. Every RAA roof inspection includes a full deck and field walk (where safely accessible), every penetration documented with photos, attic and underside inspection where reachable, and a written report with a clear remaining-life estimate.
We do three types: pre-purchase inspections (for buyers and their inspectors), insurance certifications (for carriers requiring a 5- or 10-year cert), and annual maintenance inspections (recommended for tile roofs over 15 years and any flat roof). For real estate transactions we can usually turn a report in 24-48 hours.
Our reports name specific issues, distinguish between cosmetic and functional, give honest remaining-life ranges (low/likely/high), and quote the cost of any recommended work in writing. If your roof is fine, we'll say so - we don't manufacture work.

- $250-$450 for most residential roofs, depending on size and access. Real estate pre-purchase inspections are $350. Inspection fee is credited back if you proceed with repair or replacement work with us.
- How fast can I get the report?
- Most reports are turned in 24-48 hours after the on-site visit. We can prioritize same-day or next-morning for active real estate transactions.
- Will you certify my roof for insurance?
- Yes - if the roof is in serviceable condition, we issue 5- or 10-year certifications meeting most California carrier requirements. If the roof needs repairs to certify, the report tells you exactly what.
- Do you do drone or thermal imaging?
- On request. Drone imagery is included for steep tile roofs where access is unsafe; thermal imaging is offered as an add-on when leak detection requires it.
